M&E Site Manager – High-End Residential (Mechanically Biased)
📍 Cranbrook, near Tonbridge
💷 £50,000 salary (flexible) or competitive day rate

The Project
We’re working on a premium new-build residential development consisting of 4–5 bedroom homes, each valued at approximately £1.2 million.
  • Project value: £17 million
  • Current phase: Phase C – 11 months remaining
  • Future pipeline: Two additional phases lined up
  • Team on site: 8 permanent staff (4 electricians, 4 plumbers) – award-winning and highly experienced, all permanent staff
  • Systems: All new installations including Air Source Heat Pumps (ASHPs)
This is a self-delivering site. We’re looking for a proactive Site Manager who can identify and resolve issues before they arise, and adapt plans efficiently while maintaining progress.
Working Hours
  • Core: 8:00am – 5:00pm / Most site operatives work 7:15am – 4:15pm
  • Flexibility based on your efficiency and site management style
The Ideal Candidate
We’re looking for someone with solid residential experience, M&E sector or with a plumbing/mechanical background who has delivered residential projects for a Tier 1 Contractor.
Essential:
  • SMSTS or SSSTS
  • Black CSCS card
  • Experience with fast-paced, high-spec residential projects
  • Strong knowledge of site procedures, health & safety, and quality standards
Preferred:
  • NVQ or City & Guilds in Plumbing/Mechanical, or time-served background
  • Experience with Tier 1 contractors 
Salary & Package
  • Salary: £50,000 (negotiable for the right person)
  • Day rate: Open to discussion
  • 20 days holiday + 8 bank holidays
